Terms of Service
These Terms of Service ("Terms") govern your access to and use of the PropertyAtlas platform at propertyatlas.sg and any related subdomains, dashboards, and tools (collectively, the "Platform"), operated by TK Real Estate ("we", "us", or "our").
By accessing or using the Platform, you agree to these Terms. If you do not agree, please do not use the Platform.
These Terms are governed by the laws of the Republic of Singapore.
1. The Platform
PropertyAtlas publishes editorial coverage, analytical content, asset directories, and transaction data relating to the Singapore commercial and industrial real estate market. Content includes coverage of Singapore-listed REITs, developers, and related entities; aggregated transaction and rental data; asset-level directory information; and editorial commentary by TK Real Estate.
We provide the Platform as a general information and intelligence resource for property professionals, investors, brokers, and researchers. We may update, modify, suspend, or discontinue features, content, or the Platform itself at any time without notice and without liability.
2. Eligibility
You must be at least 18 years old to use the Platform. By using the Platform, you represent and warrant that you are of legal age and have the capacity to enter into these Terms.
The Platform is intended for users in Singapore and is not directed at users in jurisdictions where its use would be unlawful or restricted. Users accessing the Platform from outside Singapore do so at their own initiative and are responsible for compliance with applicable local laws.
3. User accounts
Some features of the Platform require you to register for an account, currently through Sign in with Google. By registering an account, you agree to:
- Provide accurate, current, and complete information at the point of sign-in;
- Maintain the confidentiality of your account credentials (managed through Google) and accept responsibility for all activity occurring under your account;
- Notify us promptly at info@tkre.sg if you become aware of any unauthorised use of your account;
- Comply with these Terms and any tier-specific terms applicable to features available to your account.
We reserve the right to suspend or terminate your account, with or without notice, if we determine in our reasonable discretion that you have breached these Terms, the law, or the rights of others, or that your continued use of the Platform poses a risk to us or to other users.
4. Intellectual property
4.1 Our content
All content on the Platform — including editorial articles, summaries, analyses, headlines, images, photographs, illustrations, charts, data visualisations, the PropertyAtlas name and logo, the TK Real Estate name and logo, the structure and layout of the Platform, and the underlying code — is owned by, licensed to, or controlled by TK Real Estate, and is protected by Singapore copyright, trademark, and other intellectual property laws.
You may access and read content on the Platform for your own personal, non-commercial information and research use. You may share links to specific articles or pages on social media or in private communications. Beyond these permitted uses, you may not without our prior written permission:
- Reproduce, republish, distribute, or rebroadcast any content on the Platform, in whole or in substantial part;
- Modify, adapt, translate, or create derivative works based on Platform content;
- Use Platform content for any commercial purpose, including for sale, advertising, or paid distribution;
- Use automated tools (scrapers, crawlers, bots) to extract Platform content at scale or in a manner that bypasses normal browser-based access;
- Remove, obscure, or alter any copyright, trademark, or other proprietary notices on the Platform.

4.2 Third-party content
The Platform refers to, summarises, and analyses information sourced from publicly available materials including but not limited to: company annual reports, quarterly business updates, regulatory filings on SGX and other exchanges, press releases, news media, the CEA Salesperson Information dataset (data.gov.sg), JTC, URA, and other government data sources, and information disclosed in industry publications. Such third-party information remains the property of its respective owners. Our editorial use of such information is conducted under fair-dealing principles applicable in Singapore. Where we reproduce a quote or specific data point, we attribute the source.
4.3 Third-party trademarks
Names of companies, REITs, developers, properties, brands, and other entities mentioned on the Platform are the trademarks or registered trademarks of their respective owners. Their mention on the Platform does not imply any endorsement, sponsorship, or affiliation between those entities and TK Real Estate, unless explicitly stated.
4.4 Your submissions
If you submit content to the Platform (for example, through an enquiry form, feedback channel, or future user-generated feature), you grant TK Real Estate a non-exclusive, royalty-free, worldwide licence to use, reproduce, store, and process that content for the purposes of operating the Platform, responding to you, and improving our services. You retain ownership of your submissions, and you represent that you have the right to submit them and that they do not infringe any third-party rights.
5. Acceptable use
You agree to use the Platform only for lawful purposes and in accordance with these Terms. You will not:
- Use the Platform in any way that violates any applicable Singapore law or regulation, or the laws of any other jurisdiction applicable to you;
- Impersonate any other person or entity, or misrepresent your affiliation with any person or entity;
- Attempt to gain unauthorised access to any part of the Platform, our systems, or the accounts of other users;
- Interfere with, disrupt, or place an unreasonable load on the Platform, including through denial-of-service attacks, scraping at scale, automated mass-request behaviour, or attempts to bypass authentication or rate limits;
- Introduce or transmit any viruses, malware, or other harmful code;
- Use the Platform to harvest, collect, or otherwise extract personal data about other users or the entities covered in our editorial content;
- Resell, redistribute, or commercially exploit Platform content or access in any manner not expressly permitted by these Terms.
We reserve the right to investigate suspected violations and to take appropriate action, including suspending or terminating access, removing offending content, and reporting unlawful activity to relevant authorities.
6. Content disclaimer — not financial or professional advice
The Platform provides general information about the Singapore commercial and industrial real estate market. It is not, and is not intended to be, financial advice, investment advice, real estate advice, legal advice, accounting advice, or any other form of professional advice.
Content on the Platform — including REIT coverage, valuation discussion, transaction commentary, market analysis, headline metrics, and forward-looking observations — is prepared from publicly available information and reflects our editorial interpretation at the time of publication. It does not take into account your specific objectives, financial situation, or circumstances.
You should not rely on Platform content as the sole basis for any investment, property, leasing, or business decision. Before making any such decision, you should:
- Consult appropriately qualified professionals (financial advisers, lawyers, real estate professionals, accountants);
- Conduct your own independent research and due diligence;
- Verify any specific data point you intend to rely on against the original source disclosure.
We do not guarantee, and we make no warranty or representation regarding, the accuracy, completeness, timeliness, or reliability of any content on the Platform. Content may contain errors, omissions, or outdated information, and forward-looking statements may not be borne out.
7. Third-party links and content
The Platform may contain hyperlinks to third-party websites, services, or resources (for example, links to annual reports, press releases, regulatory filings, or data sources). We provide these links for convenience and reference only. We do not control, endorse, or assume responsibility for the content, accuracy, or practices of any third-party site. Your use of any third-party site is at your own risk and is subject to that site's own terms and privacy policies.
8. Availability of the Platform
We strive to maintain the Platform's availability, but we do not guarantee that it will be available continuously, without interruption, or free from errors. The Platform's availability depends on hosting infrastructure, content delivery networks, internet connectivity, and other technologies outside our direct control.
We may from time to time perform maintenance, deploy updates, or make changes that temporarily affect availability. We may also suspend or restrict access to the Platform, in whole or in part, where we reasonably determine it is necessary for security, legal compliance, or operational reasons.
9. Disclaimer of warranties
To the maximum extent permitted by Singapore law, including the Unfair Contract Terms Act 1977:
The Platform and all content on it are provided "as is" and "as available", without warranty of any kind, express or implied. We expressly disclaim all implied warranties, including warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, completeness, reliability, and uninterrupted availability.
We do not warrant that the Platform will meet your specific requirements, that any defect will be corrected, or that the Platform or its servers are free of viruses or other harmful components. You assume full responsibility for your use of the Platform and any reliance you place on its content.
10. Limitation of liability
To the maximum extent permitted by Singapore law:
- TK Real Estate, its officers, employees, contractors, and affiliates shall not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages — including loss of profits, loss of revenue, loss of business opportunity, loss of goodwill, loss of data, or cost of substitute services — arising out of or in connection with your use of, or inability to use, the Platform, even if we have been advised of the possibility of such damages.
- Without limiting the foregoing, our total aggregate liability to you arising out of or in connection with the Platform or these Terms shall not exceed one hundred Singapore dollars (SGD 100) or, if greater, the total amount you have paid to us in the twelve months preceding the event giving rise to the claim.
- Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited under Singapore law, including liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.
You acknowledge that the foregoing limitations are an essential element of the bargain between you and us, and that we would not provide the Platform on the present terms without them.
11. Indemnity
You agree to indemnify, defend, and hold harmless TK Real Estate, its officers, employees, contractors, and affiliates from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or in connection with:
- Your breach of these Terms;
- Your misuse of the Platform;
- Your violation of any applicable law or the rights of any third party;
- Any content you submit to the Platform.
12. Privacy
Your use of the Platform is also subject to our Privacy Policy, which describes how we collect, use, disclose, and protect personal data in accordance with Singapore's Personal Data Protection Act 2012. By using the Platform, you acknowledge that you have read the Privacy Policy.
13. Termination
We may suspend or terminate your access to the Platform, or to specific features, at any time and with or without notice, if we reasonably determine that:
- You have breached these Terms or any applicable law;
- Your continued use poses a security, legal, or operational risk to us or to other users;
- We are required to do so by a regulator, court, or applicable law.
You may stop using the Platform at any time. Registered users may request account deletion by writing to info@tkre.sg.
Termination does not affect any rights, obligations, or liabilities of either party that have accrued before termination, or which are expressly or by implication intended to survive termination (including Sections 4, 6, 9, 10, 11, and 16).
14. Changes to these Terms
We may revise these Terms from time to time. The "Last Updated" date at the top of these Terms indicates when they were most recently changed. For material changes, we will provide reasonable notice through the Platform or by email to registered users before the changes take effect.
Your continued use of the Platform after changes have taken effect constitutes your acceptance of the revised Terms. If you do not agree with the revised Terms, you should stop using the Platform.
15. General
Entire agreement. These Terms, together with the Privacy Policy and any other policies or notices referred to from them, constitute the entire agreement between you and us with respect to the Platform.
Severability. If any provision of these Terms is held to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect.
No waiver. Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision.
Assignment. You may not assign or transfer your rights or obligations under these Terms without our prior written consent. We may assign or transfer our rights and obligations to a successor entity in connection with a merger, acquisition, or sale of assets.
Third-party rights. Save as expressly provided, a person who is not a party to these Terms has no rights under the Contracts (Rights of Third Parties) Act 2001 to enforce any term of these Terms.
16. Governing law and jurisdiction
These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) shall be governed by and construed in accordance with the laws of the Republic of Singapore.
You agree that any such dispute or claim shall be subject to the exclusive jurisdiction of the courts of the Republic of Singapore.
