A S$70.0 million caveat lodged for Pratt & Whitney’s purpose-built component-repair facility at Seletar Aerospace Park — the largest lodged at the aerospace hub in URA REALIS records to date — headlined an industrial-heavy week. Across 46 commercial and industrial caveats captured in this week’s URA REALIS updates, totalling S$148.8 million, industrial deals carried S$127.6 million over 35 caveats, while the commercial segment added 11 caveats worth S$21.2 million. Of the 46 caveats, 30 have a prior matching transaction in the PropertyAtlas database: 25 resold at a gain and 5 at a loss.

Pratt & Whitney’s Seletar Aerospace Park facility — a S$70.0 million caveat, the hub’s largest on record

The single largest transaction of the week: a caveat was lodged for the Pratt & Whitney Singapore Component Repair facility at Seletar Aerospace View at S$70.0 million on 23 June 2026 — the largest lodged at Seletar Aerospace Park in URA REALIS records to date. The Single-user Factory sits on approximately 199,135 sq ft of land, translating to S$352 psf on land area. The site is held on a JTC lease of 30 years with an additional 28.85-year term from February 2012 — roughly 44.5 years of combined term remaining.

The three-storey facility was Pratt & Whitney’s first Built-to-Suit development at Seletar Aerospace Park, completed in 2013 with a net lettable area of about 14,864 sq m, and was followed by a second Built-to-Suit facility on an adjacent site completed in 2014. Pratt & Whitney, the aircraft-engine maker under RTX Corporation, anchors one of the largest aerospace aftermarket clusters in Asia at Seletar, where its Singapore operations span component repair, engine overhaul and manufacturing.

For scale: the previous largest caveat lodged in the Seletar Aerospace Park cluster on URA REALIS records was S$22.2 million (Seletar Aerospace Heights, February 2021). This week’s caveat is more than three times that.

Elsewhere in the industrial segment

A Single-user Factory at Tuas Link 2 was caveated at S$9.7 million (S$181 psf on land area, on a fresh 30-year term from October 2025), and a Multi-user Factory unit at Tuas South Connection changed hands at S$5.6 million. Freehold strata industrial remained tightly priced: a fifth-floor unit at Space 18 in Lorong Ampas fetched S$1,574 psf.

One correction of note: URA removed (aborted) a 26 February 2026 caveat for a seventh-floor unit at Wave9 in Woodlands Industrial Park E9 at S$3,680,000. The same unit re-caveated on 29 June 2026 at S$3,188,000 — 13.4 per cent below the aborted price.

Commercial — strata-led, with a One Sophia caveat surfacing from last year

The largest commercial entry — a ninth-floor office unit at One Sophia at S$7.34 million, or S$3,341 psf — was a caveat lodged last year for a March 2025 sale, reflected only in this week’s URA REALIS update. Retail pricing was headlined by a second-storey Lucky Plaza unit at S$5,058 psf and a ground-floor unit at The Arcade at S$4,645 psf, with The Central, High Street Centre, PS100, Woods Square and Vision Exchange rounding out the office board.
